Solibri licensing covers the BIM model checking and quality assurance software of Solibri, which describes itself as “A Nemetschek company”.[9] Current subscriptions are governed by the Solibri Software Terms of Service, version 2026-06-30. They apply between Solibri Oy and the customer, which must be “a firm, company, corporation or other entity”. Private individuals may use the software only as Users on a customer’s behalf.[1] Older licences, including perpetual ones, sit under the Solibri End User License, Support and Service Agreement.[2]
The Terms of Service set default grants for each subscription type. The Agreement or Order Confirmation can replace or supplement them, and where they differ the Agreement or Order Confirmation prevails.[1] When the software is updated and new Terms are presented with the update, the new Terms replace the old.[1]
Editions
Solibri’s current tiers are Starter, Essential, Advanced and Premium, plus Security+ for isolated environments. Solibri Office, Solibri Anywhere and Solibri CheckPoint are listed as legacy products.[9] Higher tiers include all features of the lower ones. Annual Advanced subscriptions include 1,750 complimentary tokens and annual Premium subscriptions 17,500.[9]
Subscriptions come in two forms. Single-user subscriptions are billed monthly or annually. Subscription seats (“Solibri for Teams”) are shared licences that can be assigned to several users in a user group. “Perpetual Solibri licenses are no longer available as new purchases.”[7]
Metrics
Named Subscription
Under the Named Subscription grant, “The Customer’s use of the Software is limited to the number of named Users as defined in the Agreement. The Software may be used only by the named User for whom the User Credentials have been created.”[1] User Credentials are personal and may not be shared, and the customer is responsible for any use made with them.[1]
Named licences of Starter, Essential, Advanced and Premium use reserved functionality. Each named licence must be assigned to a specific user in Solibri OrgAdmin before it can be used. Reassignments are limited by a seat reservation quota: “The number of times a license can be reassigned from one user to another during the contract period.” The first assignment consumes one quota unit, and each reassignment consumes another.[5] Frequent reassignment between project staff can therefore use up the quota during a contract period.
Concurrent Subscription Seat
Under one Concurrent Subscription Seat, use is “limited to such number of concurrent User(s) at a time as defined in the Agreement, subject to allocation of Users to license pool(s) according to Solibri’s requirements from time to time”.[1] Floating licences of Essential, Advanced and Premium can be borrowed for offline work for up to 14 days. A borrowed licence returns automatically when the borrowing period ends.[6] A borrowed licence counts as in use while it is out.
Solibri Tokens
Solibri Tokens are “a universal prepaid currency” for outcome-based functions such as Autorun and Web Checker. “Tokens are consumed on a flat per successful function execution basis … with no charges for failed or incomplete runs.”[3] The allowances work as follows:[3]

Complimentary tokens are consumed before purchased ones. Tokens do not top up automatically, and features that need tokens stop working when the balance runs out. Buying packages requires a valid annual Advanced or Premium subscription.[3] Tokens are shared at company level. Administrators control who may consume them through entitlements and user groups in OrgAdmin.[4] The Terms of Service list token limits among the Usage Limits. They make use of the AI Solutions conditional on a paid subscription and on other fees under the price list, such as token fees.[1]
Perpetual Concurrent License (legacy)
Under the legacy agreement, a Perpetual Concurrent License allows “one (1) concurrent User at a time per one Perpetual Concurrent License”. It may be installed on an unlimited number of computers owned or leased by the licensee or its Operating Partner.[2] Each licence is allocated to a licence pool, and “Currently, one (1) license pool should have maximum of five (5) potential Users per one Perpetual Concurrent License.” Perpetual and subscription users may share a pool.[2] A perpetual licence lets the holder use a specific version indefinitely.[7]
Counting / floors
The Usage Limits are the basis for counting. They include the maximum number of Users, concurrent Users or named Users, Users per licence pool, checks and transactions, token limits, installation limits and non-production terms. They are defined in the Tier description or by Solibri in writing.[1] Two consequences follow:
- Overuse is invoiced. “Solibri may invoice the Customer and the Customer shall pay to Solibri for the use that exceeded the applicable Usage Limits … in accordance with Solibri’s then-current general price list.”[1]
- Heavy use can force an upgrade. Solibri may restrict or suspend use, or require an upgrade of the Selected Tier, if use exceeds customary or intended levels.[1]
On-premise software may, unless otherwise agreed, be installed and run on only one laptop or personal computer at a time, owned by or leased to the customer. Moving it to another computer requires permanent removal from the previous one.[1] Trial, Free Usage Tier and NFR (not for resale) grants are each limited to one concurrent User at a time. The Trial Period defaults to 14 days and the Free Usage Tier period to 30 days.[1]
Virtualization & partitioning
The Terms of Service do not refer to virtual machines or processors. Use is limited to “the Customer’s own internal business operations”. The customer “may not use any of the Services to offer services to any third party or allow access to any of the Services to any third party”.[1] The one exception is Checking as a Service: where the Agreement allows it, the customer may supply the results to its own clients, but only its own Users may access the service.[1]
Offline licensing
Solibri Security+ is “a computer-specific subscription product” for use without an internet connection. “Each offline license is machine-specific and user-specific.” Each computer needs its own hardware fingerprint file and licence token, generated with the Offline Licensing Tool. The licence can be activated once and is cleared automatically on its expiry date. Extensions cannot be used offline.[8] In the Terms of Service, failing to renew the offline fingerprint does not count as termination of the service.[1]
Programs
Subscription term
“The Subscription Period is twelve (12) months unless otherwise defined in the Subscription Terms.” Subscriptions renew automatically for the same length unless either party gives written notice at least 30 days before the end of the period, or 14 days for subscriptions of 30 days or less.[1] For single-user subscriptions bought online, termination takes effect at the end of the current period, and payments for that period are not refunded.[10]
Support and Service Agreement (legacy)
The one-time fee for a Perpetual Concurrent License includes twelve months of the Support and Service Agreement (SSA) from delivery.[2] The SSA then renews for 12-month terms unless terminated with one month’s written notice. If it lapses, “Solibri may require that the Licensee pays the SSA fees for the period during which the SSA has not been in force, as a condition for the SSA to be in force.”[2] Letting SSA lapse to save money can therefore cost the back fees later if the customer wants support again.
Audits and compliance
Section 8 of the Terms of Service combines monitoring and audit:[1]
- Solibri may monitor usage remotely, using technologies that send usage and compliance information. The customer may not disable them.
- The customer keeps complete records of use and Users during the Agreement and for three years after it ends.
- Solibri’s representative or auditor may inspect and copy the records, remotely or as instructed, at most twice a calendar year.
- Each party bears its own audit costs. If the audit reveals non-compliance, the customer pays Solibri’s audit costs and expenses, any underpaid amounts and overdue interest.

- Solibri CheckPoint terms of use and the data processing schedules.
- Partner terms for customers who buy through Solibri partners, who then provide support.
- Prices beyond the published token package rates.
